How do I enter a Coming Soon listing?

Do I need to have my sellers complete a form for the Coming Soon status?
Yes. The “Coming Soon/No Showings” form must be completed and uploaded to your listing’s documents within 2 business days of listing entry. This form is available in Paragon.
My listing was initially in Coming Soon and I uploaded the Coming Soon/No Showings form then. The listing was changed to Active and I now need to change the status to No Showings. Do I need to obtain another copy of the Coming Soon/No Showings form?
No. The original Coming Soon/No Showings form is effective for the length of the listing agreement.
Is it a violation to accept sight unseen offers on Coming Soon listings?
TMLS does not have rules prohibiting sellers from accepting offers in these cases. It is a violation to show properties in the Coming Soon and No Showings statuses, however.
An agent has contacted me about showing my Coming Soon listing. Can I allow them to do so?
Showing a property in the Coming Soon or No Showings status is a violation that carries a $500 fine for the List Agent. Listings must be Active for showings to take place.
I just entered a Coming Soon listing. When will days on market start accruing?
Paragon only counts days on market when listings are in the Active status.
How long can my listing be in the Coming Soon Status?
A listing can be in the Coming Soon status for 30 days. After 30 days, the listing will automatically be switched to Active. However, you may move your Coming Soon Listing to Active earlier than 30 days.
