Coming Soon is only available as a listing’s initial status. Be sure to double-check the status field says Coming Soon prior to saving your listing. Once a listing is saved to any status other than Coming Soon, there is no way for the status to go back to Coming Soon.
Should you find yourself in a situation where you save a Coming Soon listing as any other status, there are two options to manage your listing:
- Relist the property as a new Coming Soon listing. This involves terminating the current listing agreement and having your BIC withdraw and cancel the listing. Please be sure the Termination of Agency agreement has been completed and uploaded to your listing’s documents before having your listing Cancelled. The new listing will then be entered as Coming Soon under a new listing agreement. Any time a new listing is entered, it must have a new listing agreement. This process is to ensure agents are not canceling and relisting properties as Coming Soon throughout a listing agreement’s active dates. Your Broker In Charge (BIC) or office admin will be able to make this status change.
- Change the status to No Showings for as long as needed prior to showings starting. No Showings listings are searchable in the MLS and not picked up by any data feeds. Days do not accrue, and it saves the steps of relisting the property.
